Florida is one of the few places in the country where you have to worry about two completely different kinds of termite at the same time. Subterranean termites nest in the soil and travel up into the structure through mud tubes. Drywood termites live entirely inside the wood and never touch the ground. They look similar, they do similar damage, and they need almost nothing in common when it comes to treatment.
Subterranean colonies are the bigger of the two. A mature colony can hold hundreds of thousands of workers and forage more than a hundred feet from the nest, which means the colony feeding on your joists may not be under your house at all. Formosan subterranean termites, which are established across the Gulf Coast, build larger colonies still and can nest above ground once they have a moisture source.
Swarm season here runs roughly February through May, usually in daylight after rain. A swarm is not the beginning of a problem. Colonies do not produce winged reproductives until they are three to five years old, so swarmers indoors mean an established colony has been working somewhere nearby for years.

Termite Damage Is Slow, Hidden, And Not Covered By Insurance
There is no winter dieback in Florida, so termite colonies feed year round. The damage accumulates quietly inside wood that still looks sound from the outside.
Damage You Cannot See From The Surface
Termites eat along the grain and leave the outer surface intact, so a stud can be hollowed out while the paint on it is still perfect. Most homeowners find the problem when something flexes underfoot, a door stops closing square, or a contractor opens a wall for an unrelated job.
Homeowners Insurance Will Not Pay For It
Standard policies exclude termite damage because insurers classify it as preventable maintenance rather than sudden loss. Typical repair costs run several thousand dollars and come out of pocket. That exclusion is the single strongest financial argument for an annual inspection.
A Swarm Means The Colony Is Already Mature
Colonies do not produce winged swarmers until they are several years old. Seeing them indoors, or finding piles of discarded wings on windowsills, means an established colony has been feeding nearby for a long time already.
It Can Stall A Real Estate Closing
Florida transactions routinely require a WDO report. Live activity, or old damage with no treatment records attached to it, can delay a closing or reopen negotiations. Getting the inspection done early gives you time to treat and document rather than react.
Retail products cannot create the continuous treated zone a subterranean barrier depends on, and a gap anywhere in that zone is the way in

Two Different Termites, Two Different Treatments
Almost everything about the treatment depends on which one you have, which is why identification comes before any product is chosen.

Identification
Mud tubes along the foundation and soil contact point to subterranean termites. Small piles of hard fecal pellets, no soil contact and damage confined to a single piece of wood point to drywood. We inspect the crawlspace, the attic and the soil line before deciding anything.

Treatment
Subterranean activity is treated with a non-repellent liquid barrier that workers carry back through the colony, or with in-ground bait stations where soil conditions or construction make a full barrier impractical. Drywood activity is treated with localized wood injection when it is contained, or whole-structure fumigation when it is widespread.

Monitoring
Treatment is not the end of it. We schedule an annual renewal inspection, service bait stations on a set interval, and flag the conducive conditions that invite termites back, such as wood to soil contact, leaking irrigation and blocked weep holes.

Tell Us What You Found
Swarmers indoors, mud tubes on the foundation, small piles of pellets, or a soft spot in a floor or window frame. If you have a closing date, tell us that too and we will work backwards from it.
STEP 02
Full Structural Inspection
Roughly an hour on site. We check the crawlspace, the attic, the soil line, plumbing penetrations and any wood in contact with the ground, then identify the species before recommending anything.
STEP 03
Species-Appropriate Treatment
Liquid barrier or bait stations for subterranean colonies, localized injection or fumigation for drywood. You get the fixed price in writing before the work is scheduled, not after.
STEP 04
Annual Renewal
One inspection a year to confirm the treated zone is intact and catch any new activity early. We contact you to book it rather than charging automatically.
